Overview

Realty Club Las Vegas is committed to promoting a high standard of business ethics, professionalism, and fair housing practices.

It is our desire as professional property managers to protect your investment by placing well-qualified tenants who will pay rent on time and take care of the property.

We have a thorough understanding of landlord/tenant law and stay informed of the ever-changing rules and regulations pertaining to rental properties. We drive-by our properties on a regular basis to make sure the property is well maintained and landscaping trimmed and watered.

We answer the phone when you call! No voice-mail maze during business hours.

While all Realtors can show our available home, Realty Club Las Vegas staff will personally show vacant property to potential tenants. We never let people enter a property unaccompanied.

An owner may choose to be involved in any aspect of management of their property or choose to be a “hands-off” owner – You decide!

Property Management Services

  • Maintain a trust banking account for owner’s funds.
  • Provide owners with monthly copies of their income and disbursement records and appropriate receipts.
  • Provide owners with year-end summaries and other pertinent information for each property.
  • Review and update rent schedules regularly.
  • List vacancies on MLS (Multiple Listing Service), various Internet sites, and place “for rent” signs on the property.
  • Personally show property to potential tenants, verify all references and employment, obtain credit reports, and landlord references.
  • Secure signed rental agreements.
  • Supervise and communicate regularly with tenants.
  • Provide 24-hour telephone service and emergency call response.
  • Maintain regular office hours for rent payments and services.
  • Use diligence in collecting rent and other charges from tenants.
  • When necessary, prepare and serve legal notices and prepare records for legal action and/or collection accounts.
  • Complete move-out inspections, prepare statement of charges, and make security deposit refunds when appropriate.
  • Keep up-to-date on changing regulations and laws pertaining to rental properties.
  • Notify owner of changes and implements needed.
  • Disburse funds from the trust account to pay expenses such as mortgage, taxes and insurance, and/or to make deposits directly to the bank.
  • Perform routine inspections, noting deficiencies, recommending corrections and preventive maintenance, which may include a/c and heat servicing.
  • Notify owners when tenant requests maintenance or arrange for the prompt performance of repairs in a diligent and economical matter.
  • Maintain detailed records of maintenance, repairs, and tenant information for each property.
  • Consult with owners about expenditures exceeding amounts specified in the management contract.
  • Perform exclusive “drive-by-service”. We check for mowed and watered lawns and look for unsightly nuisances. If needed, leave a note to correct problems.

Additional Services Not Covered by Our Fees Include (price negotiated separately)

  • Newspaper advertising.
  • Rehabilitation of sub-standard units or units damaged by fire or similar disasters.
  • Legal appearances, insurance depositions, and similar activities, other than routine eviction activities in municipal courts. There is a One Time Lease-up Fee for locating a new tenant.

  • Advertise property for rent with signs, flyers, and web sites.
  • Screen phone calls.
  • Personally show property.

  • Draw up lease agreement.

We have invested in a web-based property management and accounting software from AppFolio so our experienced team can manage your properties with the highest level of service. Our software not only provides great benefits to our office but we are also able to share many of these benefits with you:

    At any time and from anywhere, we are able to securely access data about all properties. Sensitive records are safely stored in a state-of-art data center which is automatically and routinely backed up.
  • Save time and paper by using email to send monthly owner statements.
    The statements are organized in a concise and easy to read format that details the performance of your property for the previous month. We can also post these monthly statements on a secure Owners Portal.
  • Process and respond to maintenance requests more quickly.
    We can quickly resolve issues by accessing vendor information and using electronic work orders for more efficient communication. All records are stored for future access.
  • Pay you even faster every month.
    Deposits can go directly into your bank account using ACH (electronic payments).

    Our integrated system lets us professionally advertise your properties on our company Web site, Craigslist, and other Internet locations.
  • Prospective residents can apply online with the click of a button.
    Online applications are integrated with all vacancy postings. This means we avoid paper applications, saving lots of time and ultimately filling vacancies more quickly.
  • Residents can avoid sending rent checks by paying their rent online.
    We avoid the time and expense of managing rent checks each month and this is a great value-add service for residents.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
